TOP Reason Buyers Back Out Of Contract
#1 Repair Disputes:
Mold Found In Crawlspace is on top of the List.
Getting a FREE Crawlspace Inspection solves that issue by receiving 60-80 pictures and video’s to show your Seller here is what we feel the HomProfessional Home Inspection from the Buyer will find.
-Usually just a mold wipe ON THE EXPOSED BEAMS and wiping around the underside of the floor boards near the plumbing pipes SOLVES the MOLD FOUND IN CRAWLSPACE ISSUE. $300-$1800 depending on the size of the crawlspace whether 850 sf or $2850 sf. Also depending on the height… whether 17 inches all throughout or does it start standing up. Also depends on if its easy to wipe off white mold or is it the Brown and Black mold that needs a 2 -inch steel wire brittle to get off.

-Covering the exposed dirt with inexpensive 6-mil plastic matching the original plastic color (black or clear) satisfies the Home Inspector of 100% vapor barrier.
Sometimes the plastic is a mess so the team will pull it straight and up against the wall and ground stake it in place giving the crawlspace a neat and kept-up-with appearance.

SOLVING these 2 issues would sepress the Buyer’s from asking for $15,000 full encapsulation or backing out of deal.
